Key Responsibilities:
- Oversee daily operations of the portfolio of manufactured housing communities
- Recruit, onboard, train, support, manage, and discipline and terminate as necessary staff required for the successful operation of the communities
- Ensure prompt, fair and considerate customer service is delivered to residents
- Achieve and maintain full occupancy, collections and curb appeal of all communities
- Create documented processes and systems to facilitate any future potential acquisitions; this role is expected to be able to help onboard new communities
- Support and guide team members through unique or complex interactions/problems with residents, townships, courts, vendors, regulatory bodies, etc.; this role is expected to be an experienced problem solver
- Maintain accurate records, stay compliant with all applicable regulations and laws
- Travel up to several hours on the road to cover their region; currently all of our properties are in the Lehigh Valley but we are likely to expand in the future and need help with that coverage (mileage is reimbursed at current IRS rates)
- Be on site several days per week for the current portfolio to establish a strong relationship with our current team and properties
Key Requirements
- worked as a Community Manager for at least 3-5 years
- worked as a District or Regional Manager for 2-4 years
- hired at least 10 on-site property managers / community managers, even if they are part time
- hired at least 3-5 on-site managers or maintenance techs who are also residents of the community (those are great working arrangements when possible)
- trained multiple on-site managers in home sales
- overseen 1,500+ units
- (likely has) a HUD installer license and salesperson license
- experience project managing at least 30+ new home installs per year
- experience selling 30+ new homes per year
- worked with contractors to solve non-routine property maintenance issues such as drainage problems or persistent utility issues
- onboarded at least 5 communities including getting on-site management in place
- experience working with Rent Manager or similar software
- educational experience in Fair Housing law – both in letter and in spirit
- in-depth knowledge of Act 261 / Landlord Tenant Law
